Dual Occupancy Town Planning Drawings

Keep the original single-storey brick house at the front, add a two-storey dwelling behind it, and demonstrate to council that both meet the planning controls for garden area, secluded open space, overshadowing and overlooking: that is this town planning set. Eighteen A1 sheets take the 836 m² site from the neighbourhood and site description and design response plan through site, floor and roof plans, elevations, sections and a window schedule to the garden area and secluded open space calculations, seven shadow diagrams for the September equinox, a breeze path study and a stormwater and WSUD plan with rainwater tanks and raingardens. Revision B answers the council’s request for further information item by item, with every change tagged on the drawings. Prepared from the client’s survey plan, planning property report and design brief, with 3D views on the cover.

Two-Storey Duplex Working Drawings

The brief arrived as a set of sample house plans, a facade the client liked and a few notes. From those we developed two four-bedroom, two-storey homes side by side on a 609.90 m² block, each on its own Torrens-title lot of about 300 m² with alfresco, porch and garage, then documented them for construction in 30 sheets: general notes, site plan, compliance plans showing the setbacks, a stormwater concept with the 2000 L slimline tank from the BASIX commitments, site analysis, shadow diagram, sediment and landscape plans; ground and first floor plans, roof plan, two sheets of elevations with a material analysis for each unit, sections, floor coverings and electrical plans for both levels, the slab plan and nine sheets of internal elevations. The survey plan, soil report, plan of subdivision and section 10.7 certificate came from the client.

Custom House DA & CDC Drawings

A compact lot of about 330 m² and a long list of numbers to satisfy. Starting from the client’s concept plans and a facade they liked, the house we developed puts a 31 m² basement and a lift under three bedrooms, a single garage and a portico, with a swimming pool at the rear plotted against the neighbouring tree’s protection zone, and lands at 42% site coverage against a 55% limit and 24% soft landscaping against the 15% minimum. The 15-sheet development application set shows that working: area compliance plan and compliance tables, neighbourhood and site description, design response plan, basement, ground and first floor plans, garden area, two sheets of elevations, two of sections with the window and door schedule, the September shadow diagram, BASIX commitments and 3D views. The complying development certificate (CDC) plans for the same house followed as a separate set.

Specialist disability accommodation leaves little to interpretation, so this set is as much specification as drawing. Two single-storey dwellings on one lot, each designed to the High Physical Support category: three bedrooms with wall-mounted ceiling hoists rated to 250 kg running across the bed, ensuites and circulation spaces to AS 1428.1, a study that doubles as the on-site overnight assistance (OOA) room, automated entry doors with control cabling, 2.7 m ceilings, and solar panels with battery backup and a generator transition box for power continuity. Seventeen A2 sheets cover the site plan, floor and circulation plans, hoist details, roof plan, elevations and section, waterproofing notes and details, window and door schedule, floor coverings, electrical plan, three sheets of internal elevations and the slab plan. Developed from the client’s brief and preferences, the survey plan and the plan of subdivision.

House Conversion / Alteration Working Drawings

Before: a Class 1a family house with an older rear extension. After: a nine-bedroom Class 1b rooming house with three bathrooms, two kitchens and a new extension in place of the old one. The 18-sheet working drawing set documents both states: existing and demolition site and floor plans and the existing elevations first, then the proposed site plan, floor plan, roof plan, elevations, electrical plan, section with the window and door schedule and three sheets of internal elevations, with waterproofing notes and details, the building thermal property details and the evacuation diagram. The general notes carry what a rooming house must meet in Victoria: lighting to assist evacuation triggered by the smoke alarms, the 12-resident ceiling for Class 1b and the registration and tenancy rules. Developed from the client’s brief and preferences, the survey plan and the plan of subdivision.

The largest building in this selection: a 108-room hotel on a corner site with verandahs to both street frontages and service access from the rear lane. A restaurant and dining hall, a coffee bar and a film industry business hub open at street level, parking is tucked into a mezzanine level with a drive-through, and two guest floors above carry standard rooms and five suite types, a pool deck and a gym. The 11-sheet A1 development application set runs from two perspectives through the ground, mezzanine parking, first, second and roof plans and the typical room layouts to the main street, side street and lane elevations and the cross sections. Developed from the client’s brief and preferences, the survey plan, the heritage report and the environmental assessment.
